  • Unless stated otherwise, prices on this page do not include tax (which is 12% in Polk County - made up of 7% sales and use tax and 5% tourist development tax). The rates quoted are for 2017 - please enquire for 2018.
     
  • All guests qualify for a loyalty discount on any subsequent bookings!
     
  • Check in is from 4pm. Check out is by 10am. Early check in or late check out may incur additional fees. Check in day is flexible.
  Resort Fee
  • There is a separate Resort Fee which is not included in the rental but is payable directly to Regal Palms when you check in. This fee is currently $12.95 (plus tax) per night per property and entitles everyone in your party to use the facilities at the clubhouse during their stay.
    • The Resort Fee covers: 24 Hour Check-In, Secured Resort Access, Parking, Local and Domestic Long Distance Phone Calls (including Puerto Rico and Canada), Use of Indoor Playground at Banana Jack's, 25 Game Tokens to Banana Jack's, Internet Access in Business Center, Wi-Fi in the Clubhouse area, Health Club (Fitness Center), Children's Playground and Swimming Pavilion along with Pool Towels, Regularly Scheduled Activities, Dive-In Movie Nights, Sand Volleyball Court, 10% off Coupon for Bamboo Bar & Grill, and Special Pricing on select services at Ascencion Day Spa.

  Damage Deposit
  • The damage deposit is $300 which is payable 2 weeks prior to check in. The property manager will inspect the property immediately after you check out on the day of departure and compare the inventory with that when you checked in. If there are no missing or damaged items, the deposit will be refunded in full, normally within a few days. If the property manager identifies that items are missing or damaged, you will be informed of the details by email and the cost of repair/replacement will be deducted from the deposit, and only the balance will be refunded. If the repair/replacement costs exceed $300, the entire deposit will be forfeit and the guest will be pursued for the excess, plus any legal costs incurred. Guests will have a copy of the inventory before arrival - it is on the 'Guest login' section of this web site. It is recommended that guests check that all items are present and in good order at the start of their stay and report any discrepancies immediately. Claims that 'it was like that when we arrived' will not be entertained if it was not reported at the outset. The property manager's decision in any dispute between guest and owner is final.
     
  General
  • The booking is secured by paying a deposit of 20%. The balance is due 6 weeks (42 days) before check in.
    (Note: if you use the 'Book now' button on HomeAway/VRBO, the deposit will be 25% with the balance due 45 days before check in - this slight variation is due to limitations in the HomeAway software.)
     
  • All bookings are subject to the guest's acceptance of the Rental Agreement (Terms and Conditions)
     
  • Rates may change at any time prior to payment of the deposit.
     
  • In the event of cancellation by the guest for any reason, refunds of monies once paid will only be made if Ian can secure another booking for the same dates, and will be subject to the deduction of any expenses incurred. Alternatively, money paid may be put towards the cost of a booking for alternative dates, if available.
     
  • Please enquire if there are more than 8 in your party, as the property manager may be able to offer additional townhouses of a similar standard nearby.
     
  • It is strongly recommended that appropriate Travel Insurance is taken out by the guest to provide full protection against all unforeseen circumstances that could interfere with any part of the holiday or travel arrangements.
